Each January the Appraisal District sends a variety of applications to property owners.  Homestead applications will be mailed to owners of properties that transferred ownership in 2016 where the property was receiving the homestead exemption.  Owners are encouraged to complete and return the homestead application before April 30th, 2017.  The property must be the principle residence of the new owner as of Jan 1, 2017 and must match the address indicated on the property owner’s Texas Driver License.

The Application for 1-d-1 (Open Space) Agricultural Use Appraisal will be mailed to owners of properties that transferred ownership in 2016 where the property was receiving agricultural special appraisal.  The new owner must apply and their agricultural endeavor must qualify in order for the agricultural special appraisal to continue.  Owners have until April 30th, 2017 to complete and return the application.

Business Personal Property Renditions will be mailed to business owners to complete and return.  Per Section 22.01 of the property tax code, owners are required to render their tangible (business) personal property used for the production of income.  Failure to render timely results in a nondiscretionary penalty imposed on the tax.  The deadline to file is April 15th, 2017.

Properties receiving agricultural special appraisal which are enrolled in Wildlife will be mailed the Texas Parks and Wildlife Annual Report. The Annual Report must be completed and returned by April 30th, 2017 in order for the special appraisal to continue.

Owners are encouraged to not delay in submitting any of the forms mentioned above.  Applications and/or renditions are mailed to the most recent address filed with the Appraisal District.  Property owners should make certain the Appraisal District has the correct mailing address on file.  If you have recently acquired property, the mailing address the Appraisal District will use is the address indicated on the deed.   If the address listed on the deed is not your current mailing address, please contact the Appraisal District to obtain a change of address form or visit our website at www.fannincad.org and click the “Contact Us” tab to submit the address change online.  Changes of address must be submitted in writing.  Contact the Appraisal District @ (903) 583-8701 for details.
